Hometree landlord boiler insurance is a cover policy that provides professional repairs if your boiler encounters a fault. You’ll often hear landlord boiler insurance referred to as boiler breakdown cover, boiler cover or gas boiler cover, they all mean the same thing.
Dedicated boiler insurance is important for landlords for a host of reasons. Each year, landlords legally must arrange an annual boiler service and receive their CP12 – proof of service document. Hometree’s boiler cover for landlords includes this service as standard, helping you to look after your property and meet your legal requirements.

How can I get a Gas Safety Check and certificate for my rental property?
Each Hometree policy includes your Gas Safety Check and Certificate. A Gas Safety Check is a legal requirement and provides much-needed security and safety for you and your tenants.
During the check, a Gas Safe engineer will inspect every gas appliance, ensuring it’s fit for purpose. The engineer will flag any faults and fix them before they can cause more widespread damage. After your Gas Safety Check, you’ll receive a Gas Safe Certificate.
What’s included in Hometree boiler cover plans?
All of our core insurance plans include an essential annual boiler service, a Gas Safe Certificate and cover the cost of any necessary repairs to the boiler, flues and controls.
You and your tenants will also benefit from access to our UK based 24/7 helpline, and in the event of a breakdown we will book a local engineer to come see you ASAP. If the boiler is under seven years old and our engineers deem it economically beyond repair, we’ll cover the cost of a replacement. If it’s older than seven years old and can’t be repaired, we can offer you 15% off a brand new energy efficient A-rated replacement boiler and its installation.
What plans do Hometree offer?
All our landlord insurance plans include annual servicing, a CP12 – proof of service document and emergency repairs and in the event of a breakdown. You can choose your ideal level of cover and call-out fee to suit your specific needs and budget. The Your Boiler plan covers the boiler and controls, while the Your Heating plan includes your wider central heating system and Your Home plan includes plumbing, drains and home electrics. Finally, for added peace of mind, you can choose the Your Home Plus plan which includes home security and pest control*.

Do your policies cover all boilers?
Unlike other providers, Hometree covers all brands, makes and models of natural gas boilers, regardless of the age. So your tenants are better protected if the boiler encounters a fault.
When completing your insurance onboarding, we’ll ask for details about the boiler you are insuring. This is just so we can better serve you in the event of a breakdown. If you’re unsure what type of boiler is in the property, just check the logo and model number near the controls.
What is an annual service and why do I need one and will I be charged a call-out fee?
An annual service is an opportunity for a gas-safe engineer to check your system is running smoothly and flag any issues that might be developing. Most boilers last between 10 to 15 years and regular maintenance is advised by many manufacturers to ensure optimal performance. Remember, servicing your boiler is less expensive than replacing it. Hometree conducts all our boiler servicing in the summer months to ensure our engineers are free to attend emergencies in the winter months.
With all Hometree landlord insurance plans, you receive a yearly boiler service and Gas Safety certificate as part of your cover package. There is no call-out fee and no extra fees for the service, it is included in your plan. We cover boiler types of all ages and from all makes and manufacturers. During your annual boiler service, your engineer will complete visual checks and internal tests.
What happens if the boiler breaks down and I need to raise a claim?
If you’re a Hometree customer, book online here. We’ll arrange for a Gas Safe engineer to evaluate the boiler and find the problem. It could be an issue with the hot water supply, or perhaps the boiler controls are faulty. Most of the time, our engineers can fix a broken boiler, but sometimes a replacement is necessary.
There’s no limit to the number of claims you can make and no cap on the repair cost unless your boiler is deemed to be beyond economic repair by one of our engineers.
If our engineers deem the boiler beyond economical repair and it’s under seven years old, we’ll replace it for free. If it’s older than seven years old and can’t be repaired, we can offer you 15% off a brand new energy efficient A-rated replacement boiler and its installation.
Other boiler cover providers will likely give you different terms, and not every policy guarantees a replacement. It’s good to check what’s offered in the event of a total breakdown.
What’s the difference between Hometree boiler, central heating cover and home cover?
If you’re deciding on the cover you’d like to get for your home, it’s important to know the difference between a boiler cover and central heating cover and home cover.
The Your Boiler plan covers your boiler and controls, while the Your Heating plan is an upgrade from the Your Boiler plan, and protects your entire central heating system. With this plan we’ll safeguard your radiators, valves and cylinders to make sure you don’t go without heating, no matter the time of the year. The Your Home plan includes everything in the other two plans, plus plumbing, drains and home electrics. You’ll have additional cover in case of burst pipes, broken toilets, blocked drains, faulty fuse boxes and more. Finally, for added peace of mind, you can choose the Your Home Plus plan which includes everything listed so far plus home security and pest control.*

Do you cover commercial boilers or commercial properties?
We don’t cover boilers installed in commercial properties where fewer than half of the rooms are used for any type of commercial purposes and if the total output of all boilers combined is not more than 70kW. However, we do offer boiler cover to landlords with one or more rental properties.
